2228 SE Ash


I spied this place last night while walking around looking for raspberries. Looks like they have a craigslist post too. It's a pretty good sized 2-bedroom with hardwood floors for $850--not a bad deal at all. The only catch is that since it was built in 1955, you have to humorously bust into the bathroom while your girlfriend is taking a shower and scream, "MARTY! We have to go back...to the future!" She'll love that.

Laurel Ash Apartments

UPDATE: Rented already.
Hey, I just ran into Kathy; she manages the Hawthorne Court and the Laurel Ash Apartments. She told me that she has a studio at the Laurel Ash coming up that is currently unadvertised. It's carpeted (ick) but it's huge (unick). Built in 1916, the Laurel Ash is an 8-plex on a dead-end street so it seems pretty quiet. The only downside that I can see from living in an 8-plex is the inevitable crazy cat lady that's lived there since probably 1981. And how you have to avoid her because she always wants to show you her commemorative plate collection. It happens.
Anyway, Kathy described the apartment as "funky," which is either awesome or seriously problematic. But for $530/month, you could do a lot worse. 503-233-8865.
As an aside, I think it's funny that Kathy has heard of this blog. Although, since she's not of my generation, she described it as a "log." Close enough.

Housing Connections

Housing Connections is a weird website that is apparently operated by the City of Portland. Not sure if you'd be interested in much of what they have, but I'll add their website to my handy list of references. They called me today asking if I would add my listing to their site. Not sure what their motivations for that would be, as I don't see any annoying ads for Zwinky there. Maybe they're just friendly.

There's a neat 2-bedroom for rent right on Belmont between 15th and 16th for $995. According to the sign, it's a whopping 1300 square feet, and yes I used the word "whopping." It's a cute little triplex that seems pretty well taken care of. It has a fireplace, dishwasher, and off-street parking. Parking is horrible around there, so the parking space really helps. 1011 SE 21st


I saw the ad on craigslist today and I couldn't resist walking over there and checking this place out. This 1927 four-plex is being advertised as eco-friendly, including that PGE 100% wind power (although the ad doesn't specify if you have to pay the electric bill). I ran into one of the current tenants, and she seems to like it. Apparently, this building recently changed hands and the new owner is doing a lot of remodeling, including building decks on the backs of the apartments. I'd kill for a deck in this neighborhood.
Then again, $980/mo is a lot of money. If that includes all utilities, I'd say okay. But I'm just saying that because of the deck. I could actually have friends over--even the smoking ones. Sorry, no phone number. You'll have to check out that craigslist ad, in which he describes the parking situation as "safe."

Hawthorne Court

The Hawthorne Court Apartments has a one-bedroom available for only $650! You won't find a better deal in the neighborhood. As far as I know, this one WAS already rented, but the deal fell through. Kathy just put her sign up about an hour ago, so call soon and call often. Just kidding about the often part. That's annoying.

San De Roda Apartments


Bristol Equities has had some vacancies posted for the San De Roda Apartments for a while now. Built in 1925, this 12-plex is tucked away on a quiet street even though it's so near that confusing 20th/Burnside/Sandy intersection. Their website says that the architecture is inspired by the Portuguese, and I have no choice but to believe them. $680 for the studio and $810 for the one-bedroom seems high to me, but I've never been inside this place so perhaps it's worth it. 503-236-2136

4305 SE Belmont


I was walking by Lanning Court on Friday night because I had posted about that building earlier. As I was waiting for the bus to head back home, I noticed this really cute building next door. And, of course, now they have an available one-bedroom apartment for $715 according to their craigslist ad (sorry, no phone number). I like these smaller buildings with only 15 or so units. This place is located at 4305 SE Belmont and was built in 1926.
I noticed that they also charge for utilities like water, garbage, and heat--bringing your total monthly charges to $750 not counting electric or internet. Since the square footage of the apartment is 450, that's $1.67 per sq ft, which is more expensive than anything else I've seen in the neighborhood. But you get what you pay for, right? Well, usually that's true.
Oh, and check out that 4th picture in the craigslist ad. If I ever catch myself in a pic for one of my apartments, please let me know.

Pierson Property Management's receptionist tells me that this 1909 2 bedroom 1000 sq ft apartment is $810/month. I was actually at a party at this house once, but it was so long ago I don't remember anything about the inside. I can tell you that as far as Plaid Pantries go, the one down the street from this house has got to be one of the sketchiest.

Uncle Paul's Produce


Uncle Paul's at 23rd and Hawthorne is basically like having a farmer's market every day. They specialize in local and organic stuff, which everyone with a 97214 zip code is required to love. I think there's a clause in the rental agreement about that. Anyway, I just heard that it might be going away to make room for a 5-story luxury apartment building and some more condos--maybe as soon as 2009. You can read all about it here.
I like the "more apartments" part, but I don't like the "luxury" or "condos" part so much. Part of what gives the neighborhood its vibrancy is the youthful transiency of its populace, methinks. I'm certainly not a "no-growth" curmudgeon, but I think that sometimes the potential owners of these $500k+ condos forget that SOMEONE has to steam their latte, and they ain't commuting from Gresham.

Lanning Court Apartments

UPDATE 6/15/07: According to comments, this place is rented now.
I wouldn't normally include anything east of 39th, but I was browsing the Capital Property Management site and noticed that this one-bedroom at Lanning Court was only $595. Seems like a great deal until you realize that the apartment coming up is Apartment A.
This means one of two things: It's either a basement apartment or (more likely) it's on the ground floor right next to the front door. Portland had an interesting law on the books in the 1920s: Any residential building over two floors required an elevator. Builders got around this by calling the ground floor the basement. Therefore, apartments on what we would normally call the second floor start with 101, 102, etc. and apartments on what we would normally call the the first floor start with A, B, etc. At least, this is what a Portland building inspector once told me.
Stay with me here, because here's where it gets a little complicated: Most 1920s buildings were originally heated by a big ol' boiler. Because of those harsh laws of gravity, boilers had to be in the basement so steam could rise up to the radiators. That means that apartments on the same level as the boiler had to have radiators installed on the ceilings. So sometimes in these old 1920s apartments labeled as A, B, etc., you'll find a network of steam pipes just below your ceiling. Some people find that charming, others find it too industrial. I've even seen landlords or owners installing those drop-down acoustic tile ceilings (like you'd find in offices) to hide the pipes--something I find deplorable that should be punishable by a life sentence in a 2-bedroom apartment in Clackamas.
I've never been to Lanning Court, so all of this could be entirely untrue. All I know is that if other one-bedrooms in the neighborhood are going for an average of $100 more per month, then something about unit A over there might be a little funky. Of course, I could be completely wrong with all of this conjecture, and this is just the best deal in the neighborhood. It's at 4263 SE Belmont, and their number is 503-288-7368.

Grace Villa Apartments


I can't find anything online about the Grace Villa Apartments, other than it was built in 1948. They have their "now renting" sign out this morning, and it looks like they have a one-bedroom coming up. I called one of the phone numbers on the sign, but got a commercial cooling warehouse or something.
I don't know what you call this architecturally, but I really like the corner windows because it looks like they allow for a lot of light. It's very rare that a post-WWII building appeals to me, so this is quite the anomaly for the neighborhood. Looks like they replaced the windows a few years ago with those high-efficiency vinyl ones, and I'm assuming the heat is electric. This place is right across the street from Col. Summers Park. It's at 1636 SE Taylor, and their number might be 503-654-4150. UPDATE 6/15/07: Kimberly has more info in the comments.

Sometimes listings go up on the following websites before they hit craigslist. I'll update it whenever I find more helpful links. Just do me a favor and stay away from oregonlive. I should note that not all buildings in town are managed by property management companies, and are instead privately managed. Both have their good points and bad points.

Santa Barbara Apartments


The Santa Barbara has a pretty cool studio available for $595 which is about average these days. My friend Brady used to live here, and unless something drastic has happened, the apartments have really neat coved ceilings and hardwood floors. They have some pics on their website, and they show steam radiators. I would hope that those pics are true because this building has the original wood-paned GIANT windows that are anything but energy efficient. The Santa Barbara (built 1929) is at 2052 SE Hawthorne next to that ramshackle church on the corner. #105 is the apartment coming up, and I THINK that faces west into the parking lot of said church. Not sure about that though. Capital Property Management is the company that has that annoying 503-288-RENT phone number that goes straight to voice-mail 99% of the time. You might be better off calling the main office at 503-287-4346, but they might just forward you to that other phone number.

Morlee Court


Over at 1831 SE Hawthorne, Morlee Court has a one-bedroom for $795/mo. According to their craigslist ad, it has hardwoods and french doors. From the pictures it looks like they still have the old steam radiators. I love steam heat. Here I thought the market was calming down a bit, but maybe not if they can get $795. It seems like all of these apartments are pretty viewless except for the ones facing east and south. Oh, and I think it's interesting that everyone feels they have to mention how far they are from Starbucks in apartment ads. 503-233-4332.

2080 SE Caruthers


This picture isn't so great, but if you check out Reliance Property Management's page, you'll see a ton of great pics. The only thing that bothers me about this place is those gross-looking baseboard heaters from 1975. I don't know why people tended to rip out their old boilers in the 1970s, but I blame OPEC and (to a slightly lesser degree) The Starland Vocal Band. I love the idea of living on the ground floor without upstairs neighbors though. Built in 1926, this place is about 2 blocks from New Seasons and that Starbucks that someone unsuccessfully tried to firebomb a few years ago. I think their molotov cocktails were in recycled plastic bottles, so maybe their heart was in the right place. At any rate, they have a one-bedroom for $725, which is exactly $425 LESS than the one-bedroom for rent right across the street at the (failed) condo conversion building. I should note that parking in this neighborhood seems nearly impossible. 503-244-1359

131 SE 24th


I was walking home with some take-out from Screen Door the other night when I saw that 131 SE 24th has a one-bedroom available for $725. Built in 1930, it's only 12 units so I bet you can keep your Dreft in the laundry room and no one will steal it. It's over a block away from Burnside so the street seems pretty quiet. $725 is a little low, so unless the apartment is really tiny, this seems like a pretty good deal. 1905 SE Morrison


I've seen this 5-plex advertised on craigslist a lot over the last couple weeks so I decided to walk over there today to check it out. They have a couple of units for rent here, but the ad linked above is specifically for the $650/mo studio. According to the mailman--and I figure he's just as reliable as any other source--the new owners are in the process of redoing the whole place. The outside looks pretty shabby, but the pictures in the ad look alright. If it were me taking the pictures, I would have painted over the graffiti and removed the almost-gone roll of toilet paper from the top of the toilet tank. 20th and Morrison is a pretty busy intersection, so keep that in mind if you call about this one. You might ask where in the building the apartment is located. Of course, they left no phone number.

Ladd Apartments


The Ladd Apartments (just off 12th and Hawthorne at 1526 SE Ladd) has a studio available. According to their craigslist ad, it's a carpeted studio for $650. I've been in a couple of these units back when Aaron was the manager. It was sold to a management company a couple years ago, and I don't think they have on-site management anymore. I base that assumption on the fact that when you call the phone number listed (503-244-1359) you get an office instead of a dude on a cell phone. $650 seems pretty steep for a studio, especially a studio with carpet. It's a very pretty building, but 95% of the people I talk to will only settle for hardwood floors, and I don't really blame them. Maybe this studio is just gigantic. Hey, the Ladd is within stumbling distance to Ladd's Inn, which has a myspace page, of all things. I used to host Trivia Night over there, and Shalyna and Cora (the bartendresses) totally rock. UPDATE: They're managed through Reliance Properties, and they have lots of pictures up here. They actually have FOUR available apartments (studios and one-bedrooms), but it looks like they're all carpeted.

"The question of the universe"

A comment on a previous post brought up an interesting point: "[W]hat is the trick in getting people to call you back after inquiring on their ads?!" It's a really good question, and it's also one that I don't have an answer to. But I'll tell you what I've had success with, and what little I know in this post.
Every three months, I have to do a "market survey." It's where I call around to comparable properties pretending to look for an apartment to get a sense of what other people are charging for apartments. Some managers are great about calling back (Emily at the La Salle and that girl at Ladd's Addition come to mind). Others are not so great. In 7 years, the manager of Wellesley Court has never returned my call. So I understand the frustration.
Here's a list of things that I hope will help. But before I try to work the little bullet points on this, I want to stress that A) This is all just from my point of view and that none of this is an official rulebook sort of deal and B) The likelihood of an apartment manager returning your call is inversely proportional to how cool the apartment is. Okay, here we go.
  • Don't respond to a craigslist ad via email by typing that you'd like more information and to please call you at 503-xxx-xxxx. No apartment manager is going to respond to an email with a phone call.
  • Most of us have caller ID, so make sure your phone number doesn't show up as "RESTRICTED" or "UNAVAILABLE." I get twice as many telemarketers as you do because someone is always trying to sell me crappy resident gift baskets, vinyl windows, carpet cleaning, and the like.
  • I've thought about this all day, and I think that the best time to call is between 10am and 11:30am. The second best time to call is between 1:30pm and 4pm. I'm basing this on how my day goes. Centralized leasing centers that don't have on-site resident managers like me are probably totally different.
  • If you leave a message, be brief but say your phone number twice--especially if you're calling from a mobile phone from an elevator or something.
  • On the brevity note, we're all pretty well versed in Fair Housing Laws, so details in your message such as your marital status, race, ADA, religion, and such are irrelevant. Including that in your message or email perks our ears up and makes us think we're being "mystery shopped" or set up for a sting. We're paranoid.
  • Be sure to say in your message how you found out about the apartments. The only reason you need to do this is because there are some websites like rent dot com that promise you $100 if you rent an apartment you find through them. We don't want to pay that. Hopefully, our info isn't on sites like that, but sometimes they sneak on there.
There are a lot of other things that can improve your chances in getting people to call you back, but it's 7:30 now and I really need to get some dinner. I'm going to put this post in the "links" section on the left and add to it as often as I can think of new stuff. If you've read through some of this blog, you'll know that I'm not interested in selling you anything, and that I really just want to help you find a place to live that you'll actually like. But seriously, I have no idea why we don't call you back sometimes. Thanks for bringing this up, GuyNPDX.

Valencia LOWERS rent?


I was walking by the Valencia this morning and was wondering if they ever rented that one-bedroom they had for $765. I got on craigslist and saw that now they have a one-bedroom for $750. If that's the same apartment (and I should make it clear that I don't know if it is), that means rent dropped $15. I've lowered rent on an advertised vacant apartment before if I've shown it a dozen times and no one has bitten--either I'm asking too much for the market or the apartment is hard to rent for whatever reason. Maybe the market is finally calming down. Or maybe I'm just totally off base here. You can reach the Valencia at 503-235-2442 if that apartment sounds interesting.

RIP Aberdeen Apartments


It was sad to see this place go condo last year. I think that perhaps part of the reason rents have gone up so much in the last 2 years is because of condo conversions like this one. It makes sense: Less apartments = higher demand = higher rents. I'm sure there are a lot of factors, but this has to be one of them. Can't believe someone bought that tiny studio for $99,000!

Curry Court #13 + #19

Located at 11 SW Curry, it is within walking distance of OHSU, PSU, NCNM, and others. We're directly across the street from the community gardens. Also near Duniway park and the totally awesome Lair Hill Market. I think you can even walk to SOWA, but I haven't quite figured out how to efficiently do that yet. I'm east-side for life, and the west-side confuses and angers me with all of its twisty dead-end roads. Best way to get there is to just take 1st avenue south until it dead-ends at Curry.

1007 SE 15th


This is a cute little 1907 7-plex with a small $685 one-bedroom for rent. This section of SE 15th between Taylor and Belmont is really dark and cavernous because of all the 60 foot chestnut trees, so if the available apartment faces east, don't plan on seeing much of the sun again. If it faces west or south, it's probably pretty bright. I found their craigslist ad here which contains no phone number, alas.

Adare Manor


This is just a little out of my neighborhood, but I was out there today and this place looked so awesome that I had to put it up here. Adare Manor has a one-bedroom available for just $740. According to their website, the "hardwood floors create golden warmth," which is about the cheesiest thing I've heard since the property management gods required us all to use the word "sparkling" to describe everything from light fixtures to toilet handles. But this place looks totally sweet. It's two blocks from Noble Rot and the rest of restaurant row. 971-533-9151

Monterey Apartments


Starting now, I'm not going to use the adjective "crappy" to describe 1970s complexes. At some point, an apartment manager that runs these is going to see this blog. Besides, just because I prefer the 1920s stuff doesn't mean that everyone else does too. The Monterrey was built in 1973 and it's right off of 20th and Hawthorne at 2048 SE Madison. They have a one-bedroom for $625 which is great if you consider the fact that Vincente's Pizza is a block away. 503-233-7376

"Is this a safe neighborhood?"

This question is on the growing list of questions that property managers like me aren't allowed to answer. The minute I tell you it's a safe neighborhood, a methed-out dude from east county will break into your apartment and steal your old Tori Amos CDs. Said methed-out dude isn't really interested in singing along with "Cornflake Girl," so he'll sell them at Everyday Music and you'll wonder how I could have possibly assured you that the neighborhood was safe. At least, that's the answer I give people. I think the official reason we don't answer that question is a little more on the legal side and a little less on the Tori Amos side.
At any rate, now whenever we're asked that question we tell people to check out PortlandMaps. It's actually a really neat website with a lot of information, including crime statistics. Just type in the address of the apartment or house you're interested in and go from there. I'm including a link to this on the sidebar on the left.

Gainsboro Apartments


I found a cryptic craigslist ad last night for a studio on 18th and Hawthorne for $605, and I can only assume it's for the Gainsboro. They list it as managed by Hawthorne Property Management, but I can't find any info on them. I always thought that the Gainsboro was one of those "228-RENT" properties, but I guess I was wrong. I've been in this building a few times, and $605 for a studio seems a little steep unless it's one that faces west over SE 18th. If it's for one of those basement ones, then I'd steer clear. The Flying Dutchman


I don't know anything about this building other than I think it's called "The Flying Dutchman," which sounds like some sort of sexual position. I can't find out anything about it on the internet other than it was built in 1927. I was walking by it the other day (1611 SE Belmont) and noticed that one of the bottom floor one-bedrooms is vacant. Again, I'm not finding any ads for it anywhere, so this could be a dead end.
