2 apartments available at Curry Court

I have two apartments available at the Curry Court Apartments located at 11 SW Curry.
Apartment #1 is available immediately for $685/mo on a 6-month lease. It's a 400 sq ft studio located on the main floor. As with all the studios at this property, it is an eco-friendly remodel with recycled oak floors, no-VOC designer paint, high-efficiency brushed steel appliances, and much more. It's ridiculously clean, and looks more like a brand new condo instead of an apartment.

#5 is also coming up in about a week or so. It's the exact same floor plan as #1, except it has bamboo floors, is on the top floor, and rents for $695/mo.

Curry Court is located at 11 SW Curry just below OHSU. We're on several bus lines, and you can walk to various shops. We're near NCNM and PSU, too. There's on-site laundry and a great bike room. We also have off-street parking.

$40 application fee
$100 cat fee
$200-$695 deposit depending on credit and rental history
$100 move in fee
Both are six-month leases.

Question...are most management companies cool with a couple renting a studio or do they usually only allow one person in a studio?

The law states that 2 adults are allowed per bedroom, but is fuzzy when it comes to studios. I personally allow 2 people per studio just to be on the safe side. But I've seen other companies/managers restrict them to one occupant.

Hello Again,

Sorry for all the questions, but I'm really interested in just about all of your buildings. My husband and I are planning to move to Portland around the end of March/beginning of April. Unfortunately, coming out there to set up an apartment is not possible. How difficult is it to get everything taken care of from across the country and does it make it more difficult to find a place?

We're specifically interested in Queen Marie, Curry Court, Warnell and Sellwood House. I realize there's hardly any vacancies in Sellwood House and Warnell, and I can see why.

Any info you could give me on the process would be GREATLY appreciated! We also have a co-signer for our lease, so getting approved shouldn't really be a problem.

I frequently rent apartments from across the country. In fact, that's kinda why I set up this blog and started taking videos of the apartments as they become vacant. It seems like half the people that live at the Queen Marie rented the apartment without actually seeing the place first hand. It's pretty easy, actually.
As for whether or not I'll have anything coming up at the end of march/beginning of april, we'll have to wait until probably mid to late february to see if anyone gives a 30-day notice.

I noticed on one of the other postings for Curry Court that if you have no prior rental history, the security deposit rockets to something like $1350. Is it like that with all Princeton properties? And does having a co-signer absolve that? I rented a house for a year in my hometown of Sarasota, FL from a guy who ended up leaving town (last I heard, the house I lived in was sold) and I have absolutely no contact information for him at this point. Does that make a difference?

And again, sorry about the questions. It's just that none of my friends who have moved out there already would know the answers to this kinda stuff. Thank you so much for all your info!

The security deposit is based on the recommendation of my screening company. Usually, a year of rental history and a year of employment history gets you a reduced deposit. If there's no way to verify your rental history, then you usually have to pay a deposit equal to one month of rent. In the case of Curry Court, that's about $700. Having a cosigner doesn't usually make a difference in that case. Hope that helps.

I was hoping you may have or know of a studio or one bedroom apartment that allows dogs.

I find your blog to be extremely helpful and love the fact that you do a recorded walk through on the apartments.

Professional Property Management has the dog-friendly studios/1bds. Their website is apartmentrents dot org.
